Do you know your building was actually cleaned last night?
Most janitorial contracts ask you to take it on trust. Neptune Facility Services LLC is an owner-operated commercial contractor in Arlington, VA that cleans after you close, scopes every account in writing, and sends a report after every visit — so you are never guessing.
- Commercial facilities only
- After-hours service by default
- Rolling agreement, 30 days notice

Flat monthly price after walkthroughYou should not have to take our word for it
The problem with after-hours cleaning is that nobody is there to see it. You arrive in the morning and either it looks right or it does not — and by then the crew is long gone.
So we write it down. Every visit ends with a short report: which zones were covered, when, and anything we found that you should know about — a leak under a sink, a filter that needs changing, supplies running low.
- Zones covered and the window we worked
- Photos of anything flagged, so you can judge it yourself
- Supply levels and reorder warnings before you run out
- Kept on file, so an inspection has a paper trail
- Operatories 1–4Disinfected, labeled dwell time observed
- Waiting room & receptionFloors, glass, high-touch points
- Patient restroomsSanitized and restocked
- Break roomCounters, sink, trash removed
Flagged for you. Paper towels low in the staff restroom — two packs left. Restocked from your closet; worth reordering before next week.
The part most janitorial contracts get wrong
Consistency. Any contractor can do a great first month — the systems are what make night ninety look like night one.
We work when you are closed
Evenings, overnights, early mornings, and weekends. No vacuum running past your staff at 2pm, no crew in a waiting room during clinic hours.
Background-checked cleaners
Everyone holding your keys and alarm codes passes a national criminal background check first, and works alongside the owner before servicing a site alone.
One flat monthly price
Built from a walkthrough, not a phone guess. No hourly meter, and nothing appears on the invoice that is not in the scope you signed.
The owner is the account manager
One number, answered by the person accountable for the work. No ticket queue, and no regional manager you meet once at signing.
From walkthrough to first night
- 01
After-hours walkthrough
We walk the facility at the hour we would actually be cleaning it. Square footage, fixture counts, floor types, and access all get recorded.
- 02
Written scope and flat monthly price
You get a task-and-frequency schedule and one fixed monthly figure. No hourly ambiguity, and nothing on the invoice you did not agree to.
- 03
Service starts, with a report every visit
Every visit ends with a short report: zones covered, and anything we found that you should know about. The owner inspects early and often, and anything missed is re-cleaned within 24 hours at no charge.
We are new, and we are not going to pretend otherwise
You get the owner
Not a call center, not a dispatcher, not a rotating roster of subcontractors. The person who quotes your job is the person accountable for it.
Your account actually matters
A national franchise can afford to lose one contract. We cannot. Every building we service right now is one our reputation is being built on.
The guarantee is the proof
We have no client list to point at yet, so we put it in writing instead: miss something, tell us within 24 hours, and we re-clean it at no charge.
Need references, a COI, or a W-9 before you can put us through procurement? Ask — we will tell you exactly what we can produce today and what is still in progress.
Pick the hours that suit your operation
We do not clean during business hours. Your crew works one of these windows, and the window is written into the scope so it does not quietly drift.
